Roof Inspections

Your home is basically composed of two parts.  the inside is the part where you control the temperature and put things that you cherish.   The outside is the part is within your control to a minor extent.  You can select your outer covering of the roof, siding and the landscaping but beyond that, no too much control.  Mother nature is the one in control when it comes to the exterior.  The biggest point to remember is that everything  wears out.  It can be a short time or a long time between replacements  and you can extend the replacement interval with knowledge and proper maintenance.

Here, we will discuss the knowledge portion.  This is where I can help you.  The roof inspection.  Wind, blowing debris, hail, snow, heavy rain and even sunlight damages your roof.  Most of these things are normal for your roof to experience during its useful lifespan.  Here in Houston and the surrounding areas, we face hurricanes, floods, tornadoes, baseball size hail and everything that comes along with them.  Most all of these things will cause damage to your roof.  A roof inspection is a source of knowledge that allows you to know what is going on with your roof especially after one of these listed events.  Sometimes you just want to know what is the condition of your roof.

What is included in a roof inspection?  Most of you think it is just the outer most covering on top of your home.  Not completely correct.  A roof inspection is a visual inspection of the roof covering materials, the roof structure, from the ceiling joists to  the top of the roof in the attic area.  The roof edging, fascia, soffit, gutters and downspouts are also visually inspected.  So a roof inspection is fairly extensive.

Why should I have my roof inspected?  As a Professional Inspector, my reports are unbiased and honest.  Your interest is who I am looking out for.  If there are problems with your roof, they will be in our report.  You decide what you want to do, not us, not a contractor.  Most contractors will always find reasons to replace your roof, only the roof covering materials, because it means business for their company.  Sad to say, but it is more true than not.  We have no reason to tell you anything but the honest truth.  We receive nothing beyond our inspection fee, one way or the other.  No motivation except to provide an honest opinion of our observations.

Why hire us?  First we take the time needed to inspect it right the first time,  We do not rush through inspections to get to the next one.  I am a professional, licensed by the state of Texas as a Professional Inspector.  This statement alone says that the level of knowledge is much greater than a Real Estate Inspector.  A Real Estate Inspector requires about 90 hours of training to obtain a license.  I was required to have about 360 hours.  Back in the late 70's, I was on various construction crews that installed roofing, siding, insulation, additions, electrical wiring, installed doors/windows and much more.  I have never put the hammer down since.  This is over 40 years of actually doing the job, not just studying it.  Monroe Inspections LLC.    Inspected right the first time, every time!
